Lincoln Medical and Mental Health Center Comprehensive Energy Savings Project

Client/Owner: City of New York’s Health and Hospitals Commission
Project location: Bronx, New York
Construction cost: $7 million
Officials of the City of New York’s Health and Hospitals Commission were looking to reduce operating costs while funding much needed, capital intensive facility systems upgrades. DMJM Harris was selected as the design/build implementation contractor for this chiller and boiler plant retrofit project.
Because high-pressure boilers were being replaced with low-pressure boilers, our engineers had to account for every piece of equipment utilizing high-pressure steam. A small, electric high-pressure boiler plant was installed to take care of these uses, including sterilizers.
The design also included a major electric service upgrade that was coordinated with Con Edison, and all related electric distribution required for new equipment. An emergency Diesel generator was installed to power the new electric chiller plant in the event of a power failure.
DMJM Harris planned construction around the following complexities: rigging of boilers in close proximity to emergency room, continuity of services including main steam supply to the facility, asbestos abatement, providing emergency power, rigging of chillers to second floor space and switching plant from high to low pressure steam.
